A mortgage after a CCJ, a default or an IVA.
The high street looks at the score. Specialist lenders look at what happened, when, and where you are now. We know which lenders, and how to put your case to them.
Your home may be repossessed if you do not keep up repayments on your mortgage.
Does this sound like you?
- A CCJ, satisfied or not
- A default, recent or several years old
- An IVA, current or settled
- Missed payments or arrears on a mortgage, a loan or a card
- A low score with no single event behind it
- Turned down by your bank or another broker
Every one of these is a case specialist lenders see every week. What matters is the detail, and that is what we put in front of them.
How specialist lenders see it
A specialist lender does not work from a score alone. They look at what the event was, how long ago it happened, whether it has been settled, and what your finances look like today. A default from several years ago that has been paid is a very different case from one last month.
Your deposit matters as well. In general, the more you can put down, the wider the choice of lenders willing to consider the case. We will tell you where you stand before anything is applied for.
We ask for the full story first, so the application goes to a lender whose criteria fit it. That is what avoids the second refusal.
Three steps. Honest at every one.
Tell us what has happened
A call, or a few lines on the form. No fact-find, no credit check at this stage, and no judgement.
We look at the whole picture
The reason, the timing, your income and your deposit, not only the score. If we cannot help, we say so quickly.
We find the lender and see it through
We put your case to specialist lenders who take a human view, and stay with you from application to completion.
Questions people ask about this
Can I get a mortgage with bad credit?
Yes, often. Many specialist lenders consider applications from people with bad credit, including defaults, CCJs or missed payments. They look at your whole financial situation, not only your credit score.
Can I get a mortgage with CCJs, or after an IVA?
It is possible. It depends on how recent they are and on the rest of your profile. We specialise in matching you with lenders who are open to these circumstances.
Can you help if I have been declined by a bank?
Yes. This is exactly where we add value. High-street lenders often use strict criteria. We work with specialist lenders who take a more flexible, human approach to underwriting.
Does the first conversation affect my credit score?
No. There is no credit check at this stage. A full mortgage application involves a credit search by the lender, and we tell you before that happens.

A conversation, not an application. No obligation, and no judgement.
