Funding for building, converting and refurbishing.
From a single refurbishment to a ground-up scheme. Development finance is released in stages as the work progresses, against the site and the build.
Most buy-to-let, bridging, development and commercial finance is not regulated by the Financial Conduct Authority.
Does this sound like you?
- A refurbishment before sale or letting
- A conversion, such as a house into flats or offices into homes
- A ground-up build on a plot or a site
- Your first development, or your tenth
- A scheme that needs the finance structured around the build programme
How development finance works
A development lender typically funds part of the site purchase and then the build costs in stages, each released once a monitoring surveyor confirms the work is done. The loan is repaid when the finished units are sold or refinanced.
Lenders look at the scheme, the numbers, the planning position and your experience, and at the exit. A clear appraisal and a realistic programme make the case.
We help you put the appraisal together and present it to lenders who fund schemes of your size and type.
Three steps. Honest at every one.
Tell us what has happened
A call, or a few lines on the form. No fact-find, no credit check at this stage, and no judgement.
We look at the whole picture
The reason, the timing, your income and your deposit, not only the score. If we cannot help, we say so quickly.
We find the lender and see it through
We put your case to specialist lenders who take a human view, and stay with you from application to completion.
Questions people ask about this
How quickly can I get a mortgage approved?
In some cases we can secure a decision in as little as 24 to 72 hours, especially for urgent situations such as bridging finance or an auction purchase. A full mortgage offer takes longer, and we tell you what to expect at the start.
Tell us about the scheme.
A conversation, not an application. No obligation, and no judgement.
