Answering your questions
The things people ask us first. If yours is not here, send it to us and we will answer it personally.
Your situation
Can I get a mortgage with bad credit?
Yes, often. Many specialist lenders consider applications from people with bad credit, including defaults, CCJs or missed payments. They look at your whole financial situation, not only your credit score.
Can I get a mortgage with CCJs, or after an IVA?
It is possible. It depends on how recent they are and on the rest of your profile. We specialise in matching you with lenders who are open to these circumstances.
Can I get a mortgage if I am self-employed or have complex income?
Yes. We work with lenders who understand self-employed income, contractor day rates, dividends and more than one income stream, not only standard payslips.
Can you help if I have been declined by a bank?
Yes. This is exactly where we add value. High-street lenders often use strict criteria. We work with specialist lenders who take a more flexible, human approach to underwriting.
Does the first conversation affect my credit score?
No. There is no credit check at this stage. A full mortgage application involves a credit search by the lender, and we tell you before that happens.
Property finance
How much deposit do I need for a buy-to-let mortgage?
Many high-street lenders want a large deposit. Some specialist lenders offer options with as little as 5 to 10%, depending on your circumstances.
What is bridging finance, and when would I need it?
Bridging finance is a short-term loan used to bridge the gap between buying and selling a property. It is commonly used for auctions, chain breaks and time-sensitive purchases.
How quickly can I get a mortgage approved?
In some cases we can secure a decision in as little as 24 to 72 hours, especially for urgent situations such as bridging finance or an auction purchase. A full mortgage offer takes longer, and we tell you what to expect at the start.
