Bridging finance

Short-term finance for a purchase that cannot wait.

Auctions, chain breaks, a property to refurbish before it can be mortgaged. Bridging is a short-term loan arranged quickly and repaid when the sale or the longer-term finance completes.

Bridging finance secured on the home you live in is regulated by the Financial Conduct Authority. Most other bridging finance is not.

The detail

How bridging works

A bridging loan runs for months rather than years. Interest is often added to the loan or retained from it rather than paid monthly, and the loan is repaid when the property is sold or refinanced. Lenders call that the exit, and it is the first thing they ask about.

Because it is short-term and quick, bridging costs more than a mortgage. It makes sense when the alternative is losing the purchase, or when a property cannot be mortgaged until work is done.

We arrange the bridge and, where the plan is to refinance, we start on the longer-term mortgage at the same time, so the exit is in hand.

FAQs

Questions people ask about this

What is bridging finance, and when would I need it?

Bridging finance is a short-term loan used to bridge the gap between buying and selling a property. It is commonly used for auctions, chain breaks and time-sensitive purchases.

How quickly can I get a mortgage approved?

In some cases we can secure a decision in as little as 24 to 72 hours, especially for urgent situations such as bridging finance or an auction purchase. A full mortgage offer takes longer, and we tell you what to expect at the start.
